What is Building Control

Building Regulations, defined in the Building Act 1984, are a set of minimum standards for the design, construction, and alterations of the majority of buildings. Their primary purpose is to ensure buildings are safe, energy-efficient, and accessible to all occupants. These regulations apply to all types of buildings, including residential, commercial, and industrial structures, and are regularly updated and revised.

Approved Inspectors are responsible for overseeing compliance with Building Regulations throughout a building project. They offer a private alternative to Local Authority Building Control and undergo a rigorous approval process before being allowed to practice. Acting as professional and specialized advisors, Approved Inspectors guide developers through the regulations, ensuring the project adheres to the required standards, and issue the final certification upon completion.

No, when you engage an Approved Inspector, they take on the full responsibility for plan checking and inspection of your building work. They will handle all interactions with the Local Authority on your behalf during the validity of the initial notice, including issuing the initial notice and the final certificate upon completion. There will be no need to pay any additional fees to the Local Authority, and their representatives will not visit your site.

At DBL, we strive to keep our fees highly competitive. In fact, in many cases, we can offer lower fees than those charged by the Local Authority, especially for larger projects.

No, Building Regulations and Planning Permission are distinct and separate requirements. Building Regulations pertain to the safety, energy efficiency, and accessibility aspects of construction. On the other hand, Planning Permission focuses on the development of towns, cities, and the countryside, encompassing building appearance, land use, landscaping, highway access, and environmental impact.

DBL Approved Inspectors hold the operating license to provide Building Regulation approvals for all types of work that come under Building Regulations. We regularly handle approvals for various domestic, commercial, industrial, and public buildings.

We are actively involved throughout the project, from the design phase to completion. Our process includes thoroughly checking your plans to ensure compliance with regulations, providing advice on cost-effective measures to meet the requirements. During the construction phase, we conduct regular site visits to ensure the work meets the necessary standards. Upon project completion, we issue the Final Certificate of Building Regulations compliance.

No, according to current legislation, we must be appointed before any work begins. Our paperwork must be issued at least 5 working days before work commences on-site, so we need to be appointed at least one week ahead of your project’s planned start date.
