Under the Building Act 1984, Approved Inspectors are authorized entities responsible for performing building control work in England and Wales. They serve as expert advisors, guiding clients through the complexities of Building Regulations. Initial Notice
To avoid the possibility of our initial notice being rejected by the local authority, please ensure that the works do not commence within 5 working days from the receipt of the notice.
Inspections
Pssssssappropriate stages to notify us for inspections. We kindly request a 24-hour notice in order for us to effectively schedule and book the inspections.
Construction Plans
We kindly ask that you promptly provide us with the most up-to-date construction plans and structural design calculations. This will enable us to carry out the necessary checks and assessments.
Changes in Regulations
Please note that the government has recently introduced new FLOS regulations, effective from June 15th, 2022. These regulations have an impact on the U-Values for upcoming construction projects. We advise you to review the updated requirements promptly to ensure that your proposed plans and materials comply with the regulations. If you need assistance in understanding these changes, please don’t hesitate to reach out to your assigned surveyor for more information. Completion
Following our final inspection, it is essential that you provide us with the relevant electric certificate or gas certificate, if applicable, for minor projects such as refurbishments, loft or extension works.
For larger projects, including conversions to residential or commercial properties, or new builds, we kindly request that you get in touch with your assigned surveyor to discuss the specific certificates that will be required.

There will be no need to pay any additional fees to the Local Authority, and their representatives will not visit your site.

No, according to current legislation, we must be appointed before any work begins. Our paperwork must be issued at least 5 working days before work commences on-site, so we need to be appointed at least one week ahead of your project’s planned start date.
